8 Tips How to get your offer accepted in a sellers market?

1. Price. Price is not the ONLY term that matters, but let’s face it, it is a huge factor on whether or not the offer gets accepted. In competing situations, buyers may have to offer full price or above.

2. Contract Deadlines. These deadlines can be good indicators on how solid a buyer really is. Making the deadlines

as short as possible sends a strong message. Also, accommodating the seller’s moving schedule can be just the

thing to help the seller feel good about your offer.

3. Earnest Money. Remember earnest money. is money set aside in case of a default that hurts the other party. So

when this amount is low, it sends a message that they want the other party to take the risk. Pay close attention to

section 8.3bi of the Real Estate Purchase Agreement ( REPC). In my opinion, there should almost always be some amount there, otherwise Finance and appraisal deadline would likely be used as an out for the buyer.

4. Include Lending Strength Documentation. Often referred to as a “letter from the lender,” this can build a case

that the buyer is well-qualified and well on their way to full loan approval. Not all lender letters are the same, so

make sure it has substance to it, such as credit, job, income, down payment, and assets.

5. Reduce or Eliminate Contingencies. Akin to 2, the strong offer has very little in the way to get to closing. Subject

to the Sale of Buyer’s Property weakens the offer substantially. If there is a way to remove it, it’s usually better.

6. No Blanks, No Mistakes. When a listing agent has to fix offer mistakes, it’s done in counter offer. Sometimes this

means it’s easier to counter other deal points as well. So, take your time and proof your offer.

7. Letter from the Buyer. Selling a home carries all the emotions that go along with it. Sometimes, introducing the

seller to who will be living in their home can help the offer get accepted. BE CAREFUL of fair housing laws that

guard against discrimination on race, color, religion, sex, handicap, and familiar status. Use your best judgment. It

can sometimes backfire.

8. Letter to the Agent. The listing agent would prefer to work with someone they know they can count on to get

things done on the buyer’s side of the transaction. Make sure you communicate that, and follow through.

Do seller's have to make repairs?

Typically, buyers include a home inspection contingency in their purchase offer that allows them to ask the sellers for repairs and get out of the contract if the seller refuses. The seller can respond in a number of ways.

They can readily agree to fix the problem, no matter how expensive.

They can agree to fix any problem that’s a safety or potential legal issue, such as mold or radon remediation, but decline minor repairs such as filling in and painting over picture hanger holes in the wall.

They can refuse to fix anything, but risk losing the buyer. For safety or code issues, they’ll have to declare the problem on subsequent seller’s disclosures, which could impact the home’s value to future buyers.

They can offer to lower the price of the home to cover the cost of the repair for the buyer, or offer a closing credit to the buyer to pay for the repair without lowering the price of the home. That way the buyer can complete the repair to their liking.

They can ask the buyer to meet them halfway, such as paying more for the home if the seller repairs something major, or replaces the roof.

They can ask the buyer to waive additional repair requests if the seller will fix the worst or most expensive problem.

Sellers should know that FHA, VA and other government-guaranteed loans have stricter requirements for home safety, and that some repairs are mandatory for the buyer’s loan to close.

6 Dangers of Overpricing

When it comes to getting the most money for your home with the least headaches in the shortest amount of time, nothing can stop that process faster than overpricing. In fact, it's the number one reason houses don't sell.

As a real estate professional committed to happy clients who are eager to get the most from their investment, sharing this information with potential sellers is on the top of my to-do list

Timing is everything: Very often a seller asks, "We can always come down later — right?" Historically when your house goes on the market, the greatest potential for buyer traffic is in the first 30 days. By pricing it high with the intention of dropping the price later, you are completely bypassing your best candidates for buyers.

2.Showings shut out: Agents have an obligation to do what is best for their clients. Clearly, showing overpriced listings does not fall into that criterion. With inventory high, agents will undoubtedly choose to show properties that are within their buyer's price range and that meet the current Fair Market Value.

3.Benefits the competition: Unfortunately, when a home is overpriced, it not only sits on the market but acts as a selling point for market-priced homes. It's a cue to buyers to say, "I can get the same house for less"

4.Lender trouble: Even if an agent agrees to list your home too high, and even if you were to find a buyer willing to pay more — these are both BIG IFs — today's lenders are extraordinarily cautious now.

5. Time on market: Overpriced homes will simply sit on the market. Unfortunately, extended time on the market forces the question in a buyer's mind of the possible bigger problems looming within the walls of the property. Put yourself in the buyer's shoes. What's the first two things a buyer asks when they consider a property? What's the price and how long has it been on the market?

6.Lower proceeds: Unfortunately, when a home starts its listing life overpriced, it almost always sells for less than market value. With few buyers to choose from, zero leverage because of time on the market, too high an asking price, and carrying costs to maintain the property; most sellers find themselves getting the least from their investment rather than the most.
